Highland Park, IL Attic Mold Removal — Diagnose, Remove & Prevent Recurrence

The two most common causes of attic mold in Highland Park, IL homes are: (1) inadequate soffit-to-ridge ventilation, which allows warm moist air from living spaces to condense on cold roof sheathing in winter; and (2) exhaust fans (bathroom, kitchen, sometimes dryer) terminating inside the attic instead of to the exterior — dumping moisture-laden air directly onto the sheathing above. Secondary causes include roof leaks that allow water intrusion, blocked soffit vents (typically by blown-in insulation), and inadequate or damaged ridge vents. The mold species that colonize attic sheathing — typically Penicillium, Cladosporium, or in darker-staining cases Ophiostoma — require elevated wood moisture content to establish, which ventilation and exhaust fan issues create.

Insurance coverage for attic mold in Highland Park, IL is cause-dependent. Storm-related roof infiltration that produces mold: often covered. Chronic condensation from ventilation deficiency: typically excluded. We document everything thoroughly so your adjuster can make an informed determination.

In-place treatment with EPA fungicide and penetrating borate is appropriate for structurally sound sheathing.
